1. Who runs this site

The site is operated by Lim Wei Liang (REN 69435), a registered Real Estate Negotiator with IQI Realty Sdn Bhd [E(1)1584], Company No. 1113417-U.

2. Not the developer's official website

This is an independent marketing website. It is NOT the official website of WCT OUG Development Sdn Bhd (14216-V) and is not operated, endorsed, sponsored or verified by the developer. Nothing here should be read as a statement made by the developer. Official information is available from the developer directly and from the teduh.kpkt.gov.my portal.

3. Information is indicative, not an offer

All content is provided for general information about ARAS Residence OUG. All images are artist's impressions and are not photographs of a completed building. Layouts, dimensions, floor areas, specifications, facilities, prices, unit availability and dates are indicative only, may be revised by the developer or the relevant authorities, and are subject to the final survey. Floor plans are not to scale. Nothing on this site constitutes an offer, an invitation to treat, a representation or a contract. The Sale and Purchase Agreement and the developer's approved advertisement prevail over anything published here.

4. Instalment figures

Monthly instalment figures shown on this site (from RM2,100 for Type A and from RM2,900 for Type B) are illustrative only. They are not a loan offer, a quotation, an approval-in-principle or a guarantee that any bank will lend to you. Your actual repayment depends on the loan amount, tenure, interest rate, your credit standing and the bank's own assessment. I am not a bank or a licensed financial adviser. Please obtain independent financial and legal advice before committing to a purchase.

5. Prices and the Bumiputera discount

Selling prices shown are the minimum and maximum figures stated in the developer's approved advertisement. The price of any particular unit depends on its level, facing and type. A 5% Bumiputera discount applies subject to quota and to the developer's and the authorities' conditions.

6. Contacting me

This site has no enquiry form. When you use a WhatsApp or call button you are choosing to start the conversation. What happens to your details afterwards is set out in the Privacy & PDPA notice.

7. Intellectual property

Project names, marks, plans, renders and brochure images belong to WCT OUG Development Sdn Bhd and its consultants, and are used here for the purpose of marketing units in the development. Site text and layout belong to the site operator. Do not copy or republish any of it without permission from the owner.

9. Availability and liability

The site is provided on an "as is" basis and may be unavailable, incomplete or out of date at times.
